Southside Outreach Group Inc

Southside Outreach Group Inc in South Boston, VA is a nonprofit organization committed to strengthening communities by helping individuals and families access safe, decent, and affordable housing. Serving Southside Virginia and surrounding rural areas, the organization works to promote stability, independence, and long-term success through a comprehensive range of housing, financial, and community development services.

At the core of Southside Outreach Group’s mission is expanding access to homeownership opportunities. The organization provides housing counseling and homebuyer education for first-time buyers, individuals working to improve credit, and families preparing for the homebuying process. Through personalized, one-on-one counseling, clients receive guidance on budgeting, credit improvement, mortgage readiness, and navigating the steps required to become successful homeowners.

A signature initiative of Southside Outreach Group is the Self-Help Homeownership Program, which allows eligible families to achieve new construction homeownership through a cooperative model. Participants work together by contributing “sweat equity” during the construction of one another’s homes, significantly reducing overall building costs. This program not only makes homeownership attainable for families who may not qualify through traditional pathways but also fosters community collaboration and shared responsibility.

To further support financial readiness and asset building, Southside Outreach Group administers the VIDA (Volunteer Income Development Assistance) Matched-Savings Program. VIDA helps participants save toward important goals such as homeownership by combining structured financial education with matched savings, empowering families to build assets and strengthen long-term financial stability.

Southside Outreach Group also assists eligible households with Down Payment Assistance (DPA) programs, helping to reduce upfront costs that often present barriers to purchasing a home. By connecting clients with available local, state, and federal resources, the organization makes homeownership more accessible for low- to moderate-income households.

In addition to homeownership services, Southside Outreach Group offers home repair and rehabilitation programs that help residents remain safely housed. These services include accessibility modifications for seniors and individuals with disabilities, lead hazard reduction, healthy homes improvements, and indoor plumbing rehabilitation, all aimed at improving housing quality, safety, and livability.

The organization also supports the community through affordable rental housing and property management services, ensuring quality housing options for families who are not yet ready for homeownership. Alongside these efforts, Southside Outreach Group engages in broader community development initiatives designed to strengthen neighborhoods, expand housing opportunities, and improve overall quality of life.

An important component of Southside Outreach Group’s work is grant management and administration. The organization is experienced in managing federal, state, and local grant-funded programs, ensuring compliance with funding requirements, responsible stewardship of public and private funds, and timely delivery of services. Through strong fiscal oversight, reporting, and program coordination, Southside Outreach Group maximizes the impact of grant resources for the communities it serves.

Through its comprehensive approach to housing counseling, homeownership, rehabilitation, rental housing, community development, and grant administration, Southside Outreach Group remains dedicated to helping families build stability today while creating pathways to long-term success and generational opportunity.

Our Self-Help Housing Program

Southside Outreach Group’s Self-Help Housing Program is designed to expand access to affordable homeownership for low- to moderate-income families by combining new construction with a cooperative “sweat equity” model. Through this program, participating families work together to help build one another’s homes, contributing their own labor under qualified supervision. This shared effort significantly reduces construction costs while fostering pride in ownership and a strong sense of community among participants.

Southside Outreach Group is currently completing twelve (12) new single-family homes through the Self-Help Housing Program, implemented in two distinct phases. Phase One consists of scattered-site construction located within the Town of South Boston and Halifax County. This approach allows families to build homes on individual lots throughout the community, promoting neighborhood integration and providing flexibility in site selection while meeting local housing needs.

Phase Two will focus on development within a concentrated neighborhood, where multiple Self-Help homes will be constructed in close proximity. This phase is intended to strengthen community cohesion, improve neighborhood stability, and create a visible, lasting impact through clustered new construction.

Across both phases, Southside Outreach Group provides comprehensive program oversight, including participant recruitment, housing counseling, construction coordination, and compliance with USDA Rural Development requirements. By implementing both scattered-site and concentrated neighborhood development models, the Self-Help Housing Program addresses diverse housing needs while creating sustainable homeownership opportunities for families in Southside Virginia.
